About the role
Lead the mechanical and electrical team delivering property management services for a mixed-use development. You will oversee day-to-day building systems, sustainability reporting and emergency procedures, working closely with tenants, vendors and other departments. Suits an experienced engineering or building services professional who is proactive and comfortable managing stakeholders.
What you'll do
Oversee daily maintenance and operation of M&E systems such as electrical installations, ACMV, lighting, generator sets, AV, fire protection, lifts and escalators, telecommunications, kitchen exhaust, grease interceptors and Wi-Fi
Monitor systems to keep them running efficiently and safely
Ensure systems operate according to their design and operation intent

Develop and track preventive and comprehensive maintenance plans
Plan and procure parts and maintenance services within budget
Coordinate and supervise contractors, vendors and technicians on repair and maintenance work
Carry out ad-hoc projects to improve M&E and related systems
Review and approve tenant fit-out applications
Prepare expense approvals and proposal papers for client approval
Deliver customer service to required standards
Forecast, plan and prepare budgets and monitor expenditure
Liaise with tenants, business partners, government agencies and vendors
Serve as a member of the CERT team
Prepare and submit monthly reports
Lead and supervise the M&E team to meet KPIs
Assist in tenders, including specifications, site show rounds and clarifications
Work with other departments to deliver these duties
Monitor utility consumption and building equipment readings, taking corrective action where needed
Prepare quarterly sustainability reports with trending and analysis
Ensure Green Mark compliance and work with the Green Mark consultant
Drive sustainability initiatives
Set out emergency procedures and contact lists for incidents such as pipe bursts, fire, power failures and structural damage
Maintain the OMS system to organisational standards
Prepare monthly performance and variance reports for senior management
Prepare annual budgets and quarterly reforecasts for operating expenditure
Manage accounts payable including collection and invoice approval
Respond to problems and concerns and ensure compliance with rules and regulations

Requirements
Degree in Mechanical or Electrical Engineering or equivalent, with 3–5 years of experience, or diploma in Building Services, Mechanical or Electrical with 5–8 years
Experience managing high-rise commercial buildings or mixed developments
Knowledge of operations, maintenance, fit-out practices and relevant local ordinances
Experience formulating and implementing maintenance policies and procedures and managing capital works projects
Independent, with integrity and a proactive, resourceful approach
Managerial experience
