About the role
This role oversees the day-to-day performance of a commercial property, managing both in-house and outsourced service providers such as technicians, security and cleaning teams. It suits someone proactive and solution-oriented who can work independently and communicate well with tenants, contractors and colleagues. The position is based in the Northeast region of Singapore.
What you'll do
Oversee daily maintenance and operation of building systems including general building works, plumbing and sanitary, water features, auto doors, CCTV, AV, telecommunications and Wi-Fi.
Develop, implement and supervise a Planned Preventive Maintenance Programme and comprehensive maintenance plan for all building systems and soft services.
Monitor and maintain safe, efficient operation of all building-related systems.

Ensure systems operate according to design and operation intent.
Plan and procure parts and maintenance services within set budgets.
Coordinate and supervise maintenance activities so contractors, vendors and technicians complete repairs and soft services on time and to required standards.
Set standards for non-maintenance matters such as security guard and cleaner uniforms, management office, workplace security and cleaners' store.
Review all areas regularly to identify cost-saving measures without compromising quality, durability or effectiveness.
Set up a monitoring system to track repairs and replacements and control excessive occurrences.
Monitor utilities consumption and take action on irregularities.
Follow up on matters after meetings.
Review procedures for imposing fines on contractors or tenants who breach House Rules.
Set up inspection schedules for defects, cleanliness and other term contract works.
Liaise with the Senior Property Executive (M&E) and tenants on M&E services matters.
Arrange handling of emergencies such as power failure, burst pipes and gas leaks.
Review and update House Rules and Site Supplement, recommending changes where needed.
Attend meetings with clients, term contractors or others as assigned, and record minutes.
Keep updated records of warranties still in force.
Conduct daily checks that common areas are maintained, including cleaning and landscaping.
Conduct regular inspections with term contractors such as cleaning and pest control to ensure services meet management or authority standards.
Conduct daily checks on common property, whether or not maintained by a term contractor, to ensure soundness and proper maintenance.
Inspect, supervise and test plumbing fittings periodically, and check timers and controls for defective lights.
Propose improvement, repair and upgrading works and ensure approved works are carried out properly.
Monitor and report on intrusions, irregularities or unsafe practices.
Set procedures and contact numbers for dealing with emergencies such as burst pipes, fire, power failures and structural damage.
