Serve as the client's primary contact in the region for strategy, implementation, and escalation on capital works.
Own relationships with key stakeholders, ensuring effective communication and conflict resolution.
Provide accountability for project delivery across the client's APAC real estate portfolio, from strategy to handover.
Assist in developing and implementing a rolling 5-year capital project strategy, including annual planning and in-country delivery strategy.
Participate in due diligence and planning, advising on budget, programme, and procurement route.
Establish and maintain standard practices, processes, and templates for consistent project management.
Lead continuous review and optimisation of process and governance.
Spearhead the client's business approval process in the region.
Conduct regular update presentations to global and regional client stakeholders.
Oversee collection, consolidation, and analysis of programme and project data.
Act as escalation point, liaising with JLL country leads to resolve project stress.
Foster strong relationships with key client stakeholders and local business sponsors.
Ensure effective implementation of client standards and local office requirements and regulations.
Support the client's global sustainability initiatives with the JLL Sustainability Team.
Lead a team of programme/project managers to define, agree, and report on project timelines, technical issues, and stakeholder engagement.
Ensure all work orders and contracts are drafted, approved, and executed before project start.
Provide oversight and expert guidance on all regional projects.
Onboard in-country delivery project managers and ensure projects are delivered to specification, on time, and in budget.
Take ownership of project reporting, ensuring accurate reporting through PMIS tools.
Ensure changes to scope or budget are reported and managed.
Ensure project/programme risks are reported and managed.
Drive cost assurance and value engineering.
Ensure Health & Safety is planned and implemented across all projects.
