Experience Experienced About the role You will oversee property management for commercial spaces along SMRT lines, leading a team of engineers and technicians. The role suits an experienced M&E professional who can juggle tenant needs, maintenance regimes and sustainability programmes across multiple sites.
What you'll do Attend to tenants' maintenance and technical requests promptly and professionally. Resolve tenant disputes and escalate to senior management when needed. Recommend corrective, preventive or improvement measures for commercial space operations. Keep handover and takeover records of M&E items for existing and new tenants updated.
Prepare incident reports on tenant non-compliance with security and safety aspects, and present findings at WSSQ sessions.
Maintain knowledge of safety, security and statutory regulations and ensure compliance with SMRT guidelines and authority requirements.
Coordinate and execute maintenance and tenancy-related work.
Oversee maintenance of M&E equipment, fire safety systems, energy and recycling programmes, portable grease traps and exhaust systems.
Adhere to maintenance regimes, schedules and standards for building installations and systems.
Plan and stagger staff working hours for adequate coverage and remain contactable 24 hours by mobile for emergencies.
Ensure tenant services such as air-conditioning and kitchen exhaust systems are maintained, functional and repaired promptly.
Keep records and documentation of electricity and air-con charge transactions and accounts.
Plan and manage budgets for cyclical or ad hoc replacement of systems, equipment and components.
Coordinate procurement activities including tender planning and requests for quotations.
Oversee and support the environmental sustainability framework and policies for commercial spaces in consultation with Trains and LRT.
Manage BCA Green Mark certification and other sustainability programmes.
Liaise with SMRT Trains internal departments to ensure quality service delivery.
Conduct regular inspections of shops, event spaces, machines and media inventories for compliance with safety, security and environmental standards.
Advise tenants on service quality, operational improvements and environmental management practices.
Monitor compliance with statutory requirements, authority regulations and company policies.
Collaborate with internal stakeholders on commercial space asset enhancement programmes.
Incorporate station upgrade initiatives to improve connectivity and commuter experience.
Perform other duties assigned by Manager or Branch Manager. Good to know You may need to remain contactable on a 24-hour basis via mobile phone for emergencies.
