About the role
This role leads the M&E team delivering property management services for a mixed development. It suits someone with strong mechanical and electrical systems knowledge plus managerial experience in high-rise commercial or mixed-use buildings.
What you'll do
Oversee day-to-day maintenance and operations of M&E systems such as electrical installations, ACMV, lighting, generator sets, AV, fire protection, lifts and escalators, telecommunications, kitchen exhaust, grease interceptors and Wi-Fi
Monitor and maintain safe, efficient operation of all M&E and related systems
Ensure systems run according to design and operation intent
Develop and monitor preventive and comprehensive maintenance plans
Plan and procure parts and maintenance services within budget
Coordinate and supervise maintenance activities so contractors, vendors and technicians finish work on time and to standard
Carry out ad-hoc projects to enhance M&E and related systems
Review and approve tenant fit-out applications
Prepare expense approvals and proposal papers for client approval
Manage delivery of customer service to required standards
Forecast, plan and prepare budgets and monitor expenditure
Liaise with tenants, business partners, government agencies and vendors
Serve as a member of the CERT Team
Prepare and submit monthly reports
Lead and supervise the M&E team to meet KPIs
Assist in tenders, including specifications, site show rounds and clarifications
Monitor utility consumption and building equipment readings, taking corrective action where needed
Prepare quarterly sustainability reports with trending and analysis
Ensure Green Mark compliance and work with the Green Mark consultant
Drive sustainability initiatives
Set out emergency procedures and contact lists for incidents such as pipe bursts, fire, power failures and structural damage
Ensure the OMS system is implemented and maintained to organisational standard
Prepare monthly performance and variance reports for senior management
Prepare annual budgets and quarterly reforecasts for operating expenditure
Manage accounts payable for the property, including collection and invoice approval
Respond to problems and concerns and ensure compliance with rules and regulations

Requirements
Senior Fire Safety Manager certification
Degree in Mechanical or Electrical Engineering or equivalent with 3–5 years of experience, or Diploma in Building Services, Mechanical or Electrical or equivalent with 5–8 years of experience
Experience managing high-rise commercial buildings or mixed developments
Knowledge of operations, maintenance, fit-out practices and relevant local ordinances
Experience formulating and implementing maintenance policies and procedures and managing capital works projects
Independent, with integrity, innovative, proactive and resourceful
