About the role
This role oversees the day-to-day performance of a commercial property, managing in-house and outsourced service providers such as technicians, security and cleaning teams, and taking charge of fire safety for the building. It suits someone with a property or building services background who can lead a technical team and work closely with tenants, vendors and authorities.
What you'll do
Oversee daily maintenance and operation of building and M&E systems, including electrical, lighting, ACMV, building automation, generator, AV, lifts and escalators, fire alarm and protection, telecommunications, kitchen exhaust, grease interceptor and Wi-Fi systems
Develop, implement and supervise a planned preventive maintenance programme and overall maintenance plan for building systems and soft services

Monitor and maintain safe, efficient operation of M&E and related systems
Ensure systems operate according to their design and operation intent
Plan and procure parts and maintenance services within set budgets
Coordinate and supervise maintenance activities so contractors, vendors and technicians complete repair, maintenance and soft services work on time and to required standards
Carry out ad-hoc project works to enhance M&E and related systems
Review, approve and manage tenant fit-out works for compliance with the Fit-Out Guide, Green Lease and authority regulations
Prepare expense approvals and proposal papers for client approval
Manage delivery of customer service in line with company service standards and brand attributes
Forecast, plan and prepare the annual marketing budget and monitor spending against it
Liaise with and manage tenants, business partners, government agencies and vendors or suppliers
Lead formation of Certified Emergency Response Teams and ensure fire safety systems, procedures and emergency responses are in place
Prepare and submit monthly reports
Ensure asset plan and business plan KPIs and targets are met, including capital expenditure and OH&S
Lead and supervise the technical team to meet set KPIs
Work closely with other departments to deliver the above duties

On-site role based in the Northeast region of Singapore
Tertiary qualifications in a retail or property-related discipline, building services engineering, mechanical or electrical engineering, or equivalent, with 3 to 5 years of experience are preferred
Relevant experience managing retail buildings or mixed developments is preferred
Requirements
