What you'll do

• Carry out daily checks on essential equipment and record operating parameters
• Take meter readings for energy and water use
• Inspect works by term contractors such as ACMV, pest control, fire protection, and lifts and escalators
• Prevent unauthorised entry to the sites
• Visually inspect low tension switchgears and distribution boards
• Operate and maintain common area air-conditioning equipment
• Operate and maintain pumps, air compressors, sump pumps, transfer pumps and booster pumps
• Install or replace power points and light fittings in common areas when needed
• Troubleshoot electrical breakdowns
• Check monthly stock and spare part levels
• Perform housekeeping on facilities and surrounding areas
• Handle general maintenance of building facilities
• Check swimming pool water condition
• Check common area lighting and replace faulty ones
• Carry out minor handyman work such as painting, and fixing door closers, handles, locksets, drawers, cabinets and pedestals
• Carry out general plumbing work in toilets and pantries
• Do minor building and furniture repairs
• Coordinate with other contractors on rectification and repair work
• Troubleshoot electrical and air-conditioning outages and faults
• Follow duties assigned by your supervisor
• Take part in and comply with OMS procedures and standards
